How we estimate rent and prices
Every society and locality on ZeoRent carries an indicative rent and price range. This page explains how those numbers are produced so you can judge them.
Method
- Each locality is assigned a tier (1 to 4) based on connectivity, age of stock, social infrastructure and the developer mix of its societies. Each society inherits its locality tier and may be adjusted one step up or down for brand, age and amenities.
- For rent, a per-BHK monthly band is mapped to each tier. For sale, a price-per-square-foot band is mapped to each tier and multiplied by the typical carpet-plus-loading size of that configuration.
- When at least two live listings exist for a page, the listed range from brokers is shown alongside and takes precedence in the quick answer.
What the numbers are not
They are not offers, valuations or registry data. Actual deals vary by tower, floor, view, furnishing and urgency. Always verify with a site visit and the UP RERA record for the project.
How often they update
Tier bands are reviewed quarterly against broker listings and closed-lead feedback. The "Updated" date on each page reflects the latest listing change for that location.
